囍之mortgage - Prime rate / Hibor rate?

最近真係超忙, 好想停下來休息一下


自從買咗樓之後, 呢幾日都好忙咁去bank 到問rate


原來做 mortgage 都有好好多玩法.. 例如HS , 你做咗mortgage 之後响佢都做大額saving, annual rate 2.8% (好似又幾好咁喎, 因為宜家的interest無同有都無乜分別. 仲有係SCBHibor 的打法好complicated (可能人地唔覺得係, 不過我就覺得係了


我一值以來都以為得prime rate, 原來宜家做mortgage 係可以hibor rate , 仲有 prime rate 都有分大P 同細p, (P 宜家係5.25 ; p 5) 仲有要問cash rebate, earlier penalty charge 宜家大多數都可以做到actual rate 可以做到2.2-2.1%


至於hibor rate 宜家真係好吸引, 不過又要留意係用1 mth / 3 mths hibor rate, 各有唔同, 以大個月為例, H 0.3 所以actual 可以做到 1-1.2%, 係咪相比prime 吸引好多呢??


不過H rate fluctuate, 所以都好risky. 雖然佢有cap P-x.x%, 不過呢個rate 當然無prime rate 咁好啦


經我同丙丙再三商議同問過銀行朋友之後, 我地最終決定做HIBOR, 宜家會填form 入銀行, 希望佢地快手d , 因為唔係仲有好多時間要收樓
